Terms of Service

Voya is a property portal operated at voya.es that connects property buyers with licensed real estate agents in Spain. Voya is a marketplace — we do not act as a real estate agent, broker, or property adviser, and we are not a party to any property transaction.

You must be at least 18 years old to use Voya. By registering, you confirm that you are legally capable of entering into binding contracts under applicable law.

Agents must hold a valid Spanish real estate licence (or equivalent authorisation) to register as an agent on Voya.

Buyer accounts are free. As a buyer you may:

• Search and browse property listings
• Save properties and set up search alerts
• Send enquiries to agents via the platform

Enquiries submitted through Voya are passed to the relevant agent. Voya does not guarantee a response time or the accuracy of any agent's representations.

Agent accounts are subject to approval. By registering as an agent you agree to:

• Provide accurate agency and contact information
• Only list properties you are legally authorised to market
• Respond to buyer enquiries in a timely and professional manner
• Not solicit buyers to transact outside the platform to avoid credit fees

Credits are required to receive buyer enquiries. Credits are purchased in advance and deducted when an enquiry is delivered. Credits are non-refundable except where an enquiry is demonstrably fraudulent or a technical error on our part.

Valuation proposals are free to submit. A €100 fee is charged only if the seller accepts your proposal and you choose to unlock their contact details.

Agents are responsible for the accuracy of all listing content, including prices, photographs, and property descriptions. Voya reserves the right to remove listings that are inaccurate, misleading, or in breach of these terms without notice.

By uploading content to Voya you grant us a non-exclusive, royalty-free licence to display that content on the platform and in marketing materials.

All payments are processed securely by Stripe. Voya does not store card details. By purchasing credits you authorise the relevant charge to your payment method.

Prices are shown in Euros (€) and are inclusive of applicable VAT where required by law.

You must not:

• Use Voya to send spam, unsolicited communications, or fraudulent enquiries
• Scrape, copy, or redistribute listing data without our written consent
• Impersonate another person, agent, or organisation
• Attempt to circumvent our credit system or interfere with the platform's operation
• List properties in violation of Spanish property law or without the owner's authority

Voya provides a marketplace platform only. We do not verify the accuracy of listing prices, property details, or agent credentials beyond basic registration checks. All property transactions are solely between buyers and agents.

The platform is provided "as is". We make no warranties as to uptime, data accuracy, or fitness for any particular purpose.

To the maximum extent permitted by law, Voya's total liability to you for any claim arising from use of the platform is limited to the amount you paid to Voya in the 12 months preceding the claim. We are not liable for indirect, consequential, or speculative losses.

We may suspend or terminate your account at any time if you breach these terms. You may close your account at any time via your account settings or by emailing hello@voya.es. Unused credits are non-refundable on account termination except where required by law.

These terms are governed by the laws of Spain. Any disputes shall be subject to the exclusive jurisdiction of the courts of Spain.

We may update these terms from time to time. We will notify registered users of material changes by email at least 14 days before they take effect. Continued use of Voya after that date constitutes acceptance.
