Buying property on the Costa Cálida

The Costa Cálida — literally the "warm coast" — is the 250km stretch of Murcian coastline running from the Mar Menor in the north down to Águilas on the border with Almería. Its name is earned: sheltered by mountains and warmed by the Mar Menor's shallow lagoon, it enjoys one of the mildest year-round climates in mainland Europe, with sea temperatures swimmable for much of the year.

For overseas buyers the Costa Cálida is best known for value. The same budget buys noticeably more here than on the Costa Blanca an hour north: modern resort apartments from around €80,000–€130,000, new-build townhouses and quad villas on golf resorts from €150,000, and private-pool villas with sea or golf views from €250,000. It is a market built around golf, water sports and beach living rather than mass tourism.

The coast divides into clear zones. The Mar Menor resorts — Los Alcázares, San Javier, San Pedro del Pinatar and the La Manga strip — offer safe, warm-water swimming and are hugely popular with families. The golf corridor inland from the Mar Menor packs in resorts such as Condado de Alhama, Roda Golf, Mar Menor Golf Resort, Hacienda del Álamo and, most famously, La Manga Club. Further south, Mazarrón and Águilas remain quieter, more Spanish beach towns with excellent value.
